Application checklist
(required documentation for loan application)
NOTE: No Income Verification (NIV) and Stated
Income loans require less documentation.
Please bring the following:
- Pay stubs covering 30 days
- W-2's for the previous 2 years
- Self-employed, commission income, or rental property
- 2 years signed Federal tax returns
- Company ownership of 25% or greater - 2 years personal
Federal tax returns, 2 years Corporate Federal tax returns.
Some lenders may require a year-to-date profit and loss statement
- 2 years residency, including landlord addresses and
phone numbers, if currently renting. Very important for Alternate
Financing loans.
- Information on any new loans taken out in the last six
months
- Most recent 2 months statements for all asset accounts
(checking, savings, money market, mutual funds, IRA's, 401K's.
stocks, bonds, etc.)
- If you are a veteran: Need DD214 and Certificate of
Eligibility
Additional items to bring if applicable:
- Court decrees regarding bankruptcy, divorce, child support
orders and judgment satisfactions
- Bankruptcy petition with list of debts, discharge and
letter of explanation.
- Gift Funds - amount and Name/Relationship of donor
- Paid relocation costs: contract with employer detailing
which costs will be paid
- Social Security, retirement pay, VA disability pay -
need copy of award letter and bank statements showing deposits
- Rental property - lease on each unit
- Net sheet from sale of current home
- Updated pay stubs or bank statements may be needed later.
Helpful information provided by a Real Estate Agent:
- Copy of earnest money check
- MLS Listing sheet
- Copy of Purchase agreement and all addendums
- Copy of county property tax records
- If new construction need: Plans and Specs
- Name and phone number of title company to use
- Net sheet on sale of current home
